How long does it take to build an extension?

For a relatively simple, three metre, single rear extension, construction time should be around three to fourmonths. For a larger or double height rear extension it may be more like six months. This does not take into account the design and planning phases of the project, which will vary depending on whether you need to apply for planning and other permissions. A sensible timeframe for most house extensions (where planning permission is needed and perhaps a party wall agreement), from appointing your architect to completion, would be around a year.

How long does a loft conversion take?

This can be a much quickerproject than a rear extension– a simple rear dormer loft conversion usually around six weeks.

Do we need to move out when building an extension?

Usually it’s possible to remain living in your house, especially if your renovation/extension work is confined to one area.Before starting work, you should formulate a plan with your builderaround how they will keep the elements out and the rest of your housefree from dust.It may also take some planning to make sure you have access to all the amenities you need. If you are ripping out your existing kitchen for example, you could ask your builder to set up a temporary kitchenette in another room in your house. This may be more economical than the costs associated with renting elsewhere.

If your project involves several elements, e.g a rear extension and internal renovations, it certainly makes sense for the work to be done in phases so you can use one part of your house while the rest is being constructed.

It’s highly likely that you’llbe able to remain in your house without too much disruption. The scaffolding is erected from above and usually your ceilings will remain intact so all of the work will be done above your heads!

How can you stop the building phase dragging on?

We’ve all heard stories of projects dragging on for months on end, with builders who rarely turn up. This is why it’s so important to have asolid and enforceablecontract with your builder. Once you have an accurate set of drawings and documents, you’ll be ready to get firm quotes from building companies. As well as providing a cost, make sure the contractors provide you with a timescale for starting and completing the work. The end date or ‘completion date’ will be written into your all-important construction contract. Ask your architect to help you find the most appropriate contract for your project.
